Stamp duty land tax (SDLT) is payable on properties costing £125,000.01 and over the percentage rate will be then calculated on the price range of the property as below:

An EPC is an Energy performance certificate, an EPC is needed when a property is market and the information will show the efficiency of the property and how to make the property for energy efficient.

The only upfront fee that is the local search of £126 the rest is payable on completion
Leasehold or Freehold, what does that mean?
Leasehold- If your title is leasehold you own the building but not the land its built on and usually a ground rent is charged by the owner of the freehold title and the property is subject to restricted covenants in favour of the freehold title. (i.e. their consent is required for any extension in the property, or change of use etc. )
Freehold- Freehold means you own the land and the building on the land.
