Remortgaging, understand the process!

Once you have instructed EAD Solicitors to act for you in your remortgage, please advise your new lender to send your mortgage offer to us. Once we have received your mortgage offer we will check the terms and conditions of the mortgage to see if there are any special requirements. For example the lender may ask for work to be done on your property before any money is released to you.

EAD Solicitors will check any title deeds that are associated with your property. This is to guarantee your new lender that the details of the property on the mortgage are correct.

EAD will also conduct searches on your property if your lender requires it with the local authority. These costs can vary. Please check with us regarding these costs. We will then submit a “report on title” to your new lender. From here we will prepare any mortgage deeds, and any other documents the lender requires you to sign, before sending these to you to sign.

EAD Solicitors, will then conduct a Bankruptcy search for each borrower. This is something that your lender requires to ensure that you are not bankrupt. This is nothing to worry about.

We will also carry out a Land Charges Search. This is to ensure no entries have been made against the property. Once this has all been done we, will then seek to complete your remortgage by asking you what date you would like to complete. We will then request a redemption statement from your existing lender. The redemption statement or figure is the amount owed from your existing lender, to pay off your mortgage. If your property is unencumbered (no mortgage) we will skip this step.

We will then request the money from your new lender. Once we have received this, we will repay your existing lender, and any other payments that need to be made. Please remember then to inform your building insurance supplier of your new lender. EAD Solicitors will then register your new mortgage at the Land Registry, and return any documentation to you. Your remortgage is now complete.
